Aitchison Raffety’s Healthcare team provided valuation advice to OakNorth Bank on a small portfolio of medical centre properties across the UK to assist with the development finance for the Aspull Health and Wellbeing Centre at Aspull near Wigan. At the time of valuation in 2022, the development was still under construction, but works were at an advanced stage with completion due in early 2023. The project is being completed by One Medical Group who are established investors and developers in this sector.
The development comprises a contemporary two storey building of approximately 860 sqm. It is to be occupied by three tenants including Aspull Surgery, Wrightington, Wigan and Leigh Teaching Hospitals NHS Foundation Trust and a pharmacy operator. The development project was further complicated by multiple land ownerships, a new access, and a reconfigured car park incorporating the adjacent library parking.
