Construction Project Feasibility

Aitchison Raffety was instructed by Lloyds Bank to value Wycombe Abbey School, an independent girls boarding school based in High Wycombe, Buckinghamshire. Founded in 1896, the school is one of the top independent schools in the UK and has consistently been the best performing girls boarding school in terms of academic results.

The appointment represented a sizeable instruction for Aitchison Raffety. Wycombe Abbey is located on a site of 170 acres which includes 10 listed buildings, woods, gardens, extensive staff accommodation, a lake, and a range of sports facilities – all within its own conservation area. An early estimated pre inspection valuation was given at £80m – £100m.

Aitchison Raffety advised Lloyds in connection with a large building contract to construct a new boarding house, assisting with the bank’s due diligence process.

Our specialist surveyors carried out an extensive inspection of the school over many days, conducting research prior to the appointment and afterwards to determine the market value of the site and buildings. The report conformed to the requirements of the Royal Institution of Chartered Surveyors and provided reassurance with precise evidence and comparable data to the bank and school of the reported valuation figure.
