Phase 2 at Chess Business Park Near Completion

Hillview Developments and Space Property, advised by Aitchison Raffety, have agreed terms to pre-sell Unit 27 the largest unit, totalling 6,400 sq ft (595 sq m), at Phase 2 of Chess Business Park, Chesham.

Chess Business Park, located in Moor Road is being developed to provide a range of quality offices and warehouse/industrial units for sale or to let. Completion is due at the end of April 2007.
The first phase, comprising five industrial units and completed in 2006 was quickly taken up, mainly by owner occupiers. According to Nick Ball, manager, Aitchison Raffety, that trend is likely to continue. “Over the past 18 months there has been a strong demand for owner-occupier units, both office and industrial. For a small company or an individual trader there are tax advantages including the ability to hold such property in a SIPP. These are well designed units in a range of sought after sizes and we believe they will sell quickly now they are nearing completion.”
In Phase 2 there are five office units ranging in size from 1,365 sq ft to 1,900 sq ft and ten industrial units with sizes from 3,250 sq ft to 6,400 sq ft. Prices commence at around £165 per sq ft freehold for the industrial units and £300 per sq ft for the offices.
