Heron Business Park Attracts Buyers

Heron Business Park in Eastman Way, Hemel Hempstead which was completed prior to Christmas is now almost 75 per cent sold with the first occupiers due to move in later this month. The development comprises five two-storey business units and seven single storey production/warehouse units.

Six of the 12 units have been sold with two more under offer. Two of the business units which have been sold are now available on a leasehold basis at rentals of £25,000 per annum. Four industrial units are still available, three of 4,450 sq ft and one of 6,790 sq ft. at freehold prices of £599,000 and £915,000 respectively.

Heron Business Park was developed by Belstone Commercial to specifically meet the needs of owner-occupiers. “There is a growing need for smaller freehold units in all sectors of commercial property” says Ian Archer of Aitchison Raffety who, along with Brasier Harris, is the selling agent.

Purchasers include the air-conditioning company Pacair, displaced after the Buncefield blast, computer company KCS, Subcon Drilling and Scent of a Woman. Sale prices of around £1,460 per m² (£136 per sq ft) were achieved for the industrial units and £1,700 per m² (£158 per sq.ft) for the business units.
