Commercial Energy Performance Certificate Services
In October 2008 the Government introduced new legislation as part of the EU Energy Performance of Buildings Directive (England and Wales) Regulations 2007.
All commercial properties being marketed for sale or lease now require by law a Commercial Energy Performance Certificate (CEPC). These are similar in nature to those included within the Home Information Packs for the disposal of residential accommodation. A CEPC is valid for 10 years and during this time can be provided to all prospective tenants or purchasers.
A CEPC requires an inspection of the subject premises by an accredited CEPC Assessor, the production of a standard advisory report (on potential energy savings and low cost alternative energy providers) and the Energy Performance Certificate (EPC).
What Are The Implications For You?
As a landlord or owner you will be required to provide a Commercial Energy Performance Certificate and non compliance could result in possible action by Trading Standards Officers. Fines could be 12.5 per cent of the rateable value, with a minimum fine of £750 and a maximum fine of £5,000. There is also the possibility of repeat fines for continuing non compliance.
What Is The Procedure?
A CEPC can only be carried out by a qualified Assessor. At Aitchison Raffety we have such qualified Assessors and can therefore provide the CEPC in house.
What Is The Likely Cost?
The cost of a CEPC depends on a number of factors including size, location, usage and age of a building or premises and is likely to vary considerably. The inspection, calculations and report can take some time to complete which obviously has cost implications.
